You say the differences are 'not so impressive', but that's pretty subjective. The subscription also has coverage for the apps in the iOS and Android ecosystem, which is not included under the perpetual model. The subscription includes product support, which is not part of the perpetual model. That subscription cost also includes 1TB of OneDrive file storage, which you don't get with the perpetual licence. The subscription automatically includes Publisher and Access (which is only available in the perpetual model if you upgrade to the most expensive 'Professional' tier). If you get the 365 subscription that can be shared with up to 5 other people, then it becomes significantly cheaper to go with the subscription model (even if you only end up sharing with 1 other person).
